    First thing I would do is look at if you need planning permission, you’ll be able to see on the deeds to your property. We found out that most houses with a detached garage will not let you use it for business use unless you apply to the council to change it

    Find a good building company unless you plan to do it yourself! I was lucky in that my Dad works in the building trade and so found me all of the people who could do what I needed e.g. electrician, plasterer, decorator…

    Also look at speaking to your neighbours about it and checking they are ok with it, unfortunately one of mine has a problem with me working from home (I’m not going into anymore about it or I won’t stop haha) and never approached me with any concerns until the council was knocking on my door! Luckily it all worked out in the end (sort of, my neighbour still doesn’t speak to me lol)

    It is definitely worth doing. I use a friend’s garage from time to time. I would treat it like designing your classroom or office. make sure it is insulated and have it like a relaxing room. A student has to feel comfortable in it. You will need all the usual insurances as well.
